Owner Builder Mentoring Program
This course is intended to help individuals understand the responsibilities involved in managing or supervising building work on their own property. The learning content may cover construction planning, reading and interpreting plans and specifications, estimating and costing, organising work, workplace health and safety, and communication with contractors and tradespeople.
The course aims to help prospective owner-builders understand the importance of complying with relevant building regulations, obtaining the required approvals, engaging appropriately licensed tradespeople and monitoring construction work to meet applicable standards.
The course is suited to property owners or prospective owner-builders who intend to undertake or supervise eligible domestic building work and need to understand the requirements applicable to their proposed project.
Key information:
- In NSW, you need an owner-builder permit to supervise or do work valued at over $10,000 on your own home, and you’re not contracting a licensed builder to supervise the work.
- If the work is valued at more than $20,000, you also need to complete certain units of competency or have the approved equivalent qualifications and experience.
- Only one owner-builder permit can be issued within any five-year period unless the application and any earlier permit relate to the same land, or special circumstances exist.
- As an owner-builder, you are responsible for the building work as a fully licensed builder would be.
When an owner-builder permit is needed
An owner-builder permit is for people who have the skill or capacity to build their own house or supervise the construction work.
If you want to supervise or do building work worth more than $10,000 on your own home, and you’re not contracting a licensed builder to supervise the work, you need an owner-builder permit.
While an owner-builder permit is not a builder’s licence, as an owner-builder, you are just as responsible for the building work as a fully licensed builder would be.
On successful completion of the five units, learners will be able to:
- plan and organise construction work
- communicate effectively with contractors and tradespeople,
- read and interpret plans and specifications
- undertake basic estimating and costing, and
- apply work health and safety requirements, policies and procedures.
These skills support prospective owner-builders to understand and meet relevant NSW owner-builder responsibilities, including planning and supervising eligible residential building work, maintaining safe work practices, coordinating licensed trades and working in accordance with applicable approvals, legislation, codes and standards.
Course completion does not itself grant an NSW owner-builder permit; learners must satisfy the current eligibility and application requirements of the relevant NSW authority.
